LDN1 is the inaugural data centre asset under Gravity Edge, acquired and operated by Digital Gravity Partners as the platform's deal execution and asset management arm.
The site is operating today at 8MW with an irrevocable expansion path to 22MW. 36MVA of grid power is secured under long-term capacity rights. The anchor lease is in place with a Tier-1 financial institution on a long-dated, investment-grade contract.
LDN1 anchors a wider London build-out targeting more than 100MW of capacity across the M25 corridor and surrounding metros.

Operational discipline. PUE targets are managed through M&E modernisation and live-load optimisation. SLAs are committed at investment-grade levels with defined penalties and remediation.
Capital deployment. Staged refurbishment capex is matched to lease-up milestones, with downside protection from the anchor commitment and contracted cashflow.

The site benefits from low latency to the City of London while sitting outside the most power-constrained postcodes inside the M25, enabling the 36MVA capacity grant.
